The Elko area is an approximate halfway point, and the largest city, on the nearly 520-mile drive between Reno, Nevada and Salt Lake City, Utah on I-80. Boise, Idaho, is 236 miles north of Elko on State Route 225 and Las Vegas, Nevada is 432 miles to the South. It is in an ideal location for new industries to serve not only the Pacific Coast market, but also the Intermountain West market.
The Elko Area includes the City of Elko, the Spring Creek suburb, the community of Lamoille, and the areas of Osino and Ryndon. Elko’s township encompasses a population of more than 42,500 and serves as a retail and service hub for more than 84,000 people within a five-county region.
Norman Crampton listed Elko as the number-one “Best Small Town” in his 1993 book, The 100 Best Small Towns in America. The annual National Cowboy Poetry Gathering in January and the Basque Festival in July, along with several other special events, draw crowds from all over the region and the world.
Elko is home to Great Basin College, which offers two-year and four-year degrees, along with satellite programs in many outlying communities. The Elko Regional Airport is a 20,000 square foot state-of-the-art facility offering commercial, charter and general aviation. Northeastern Nevada Regional Hospital and medical plaza, plus a long list of private practice medical providers, can be found in Elko.
The area has a very strong sense of community and the citizens enjoy a satisfying four-season climate, moderate cost of living, 120 acres of public parks, quality education and healthcare, and strong economic growth.
Elko’s Economy
Elko’s economy base consists of hard rock mining, transloading, manufacturing, cattle ranching, gaming, tourism, outdoor recreation, Federal, State, County and City governments, and a large retail and service industry.
City of Elko Development Incentives
Reimbursement programs for extensions of water and sewer mains are available under certain circumstances. Utility extensions in excess of 100 feet servicing an area determined to be well suited for growth may be considered by the City Council for reimbursement, whereby the developer is reimbursed through connection fees collected from the designated service area.
Industrial Property in Elko
Elko County’s Northeastern Nevada Regional Railport is under construction. The new 60-acre multimodal transload facility and 440-acre industrial park are located just 3 miles from the city limits. There are also several privately owned industrial properties existing within the city limits and just outside of the city limits are areas currently zoned open space/agriculture. Rezoning is not difficult in areas that would be better served for commercial or industrial uses.
Elko’s first geothermal industrial park has space available. New warehousing and light industrial space is being leased and more are under construction. The Geothermal Industrial Park of Elko is a 20-acre park and a one-of-a-kind in area. It provides the option of natural gas or geothermal heating to its tenants and has immediate rail access. The developers are offering a build-to-suit option.
Area Strengths
- The City of Elko is the service hub of Northeastern Nevada. Defined as a micropolitan area in 2003 by the U.S. Census Bureau, The City of Elko directly serves a population of nearly 42,500 and provides a shopping an service hub for all of northeastern Nevada. Elko is experiencing a surge of new retail and service industries. Investors and big box retail are quickly acquiring available commercial property.
- Large parcels of land are available for new industry. Elko County owns a large industrial park just outside of Elko’s city limits and there is privately owned industrial land within or just outside the city boundaries.
- Resources, including plenty of water and affordable power, are located within the Elko City limits. Plentiful water makes Elko a great site for any company needing large amounts of water for the production of their products.
- Elko’s skilled workforce is an attraction for new industry. Great Basin College is capable of providing special skills training for any type of industry.
