Marriott hotel plan advances

ELKO — The city might have a new Marriott hotel next year following Elko City Planning Commission approval of a conditional use permit Tuesday.

The permit was needed because the proposed 85-room hotel is within 150 feet of a residential zone.

The Marriott is planned as a Towne Place Suites. Every room will have a kitchen and most will be studios, but there will be some one and two bedroom suites, said Adam Ford of The Richardson Design Partnership, architects for the project.

The hotel will sit north of the intersection of East Jennings Way and Ruby Vista Drive on 1.85 acres. The three-story building will face Ruby Vista.

A few people from the public voiced concerns about lighting and the height of the hotel.

Jennifer Kidwell of Elko said she and her husband purchased land at the Ruby View Estates, which is next to the proposed hotel property. She said they were told part of the property was commercial and there were plans for small retail shops and a possible two-story hotel.

Kidwell said she was surprised to hear the hotel would be three stories. She asked the commission to limit the building to two stories and require a concrete wall between the hotel and the residential neighborhood.

Annette Kerr, one of the partners in Ruby Vista Lodging Associates — which is building the hotel — said none of the hotel’s room windows will overlook the residential neighborhood. Kerr also said a 6-foot decorative concrete wall will be installed between the hotel and residences. The hotel also will have landscaping and evergreen trees as an additional visual and sound barrier.

The commission approved the permit with conditions including a one-year expiration date on the permit, the lighting will be shielded so it doesn’t shine into the residential areas and the fire access will be off Masters Lane, but the main access to the property will be from Jennings Way.

After the meeting, Kerr said Nate Taylor of Zions Hospitality of Provo, Utah, is one of the partners in building the hotel.

“We understand this is a tough time,” Taylor said about the national economy’s impact on the project. “We’re confident we’ll be able to proceed.”

He said the extended stay hotel was chosen because they had “a sense there was a hole in the market.”

Taylor said construction should start this summer and it should be completed by next year.
